Avondale

West Ashley's Downtown
Avondale is the lively, walkable heart of West Ashley, built in the 1940s as Navy Yard worker housing and now home to the Triangle business district on Savannah Highway and Magnolia Road. The 1940s and 1950s concrete in these garages and carports is 70 to 80 years old and requires full preparation before any coating will bond. Byrnes Downs

1943 Brick Cottages
Byrnes Downs was platted in 1943 as one of West Ashley's first planned neighborhoods, featuring 347 brick cottages on curving streets named for South Carolina colonial leaders. Gene's Haufbrau, one of Charleston's oldest pubs, sits across Savannah Highway. The 80 year old concrete in these garages has seen everything , we reset it correctly before any new system goes down.

Golf Course Community
Shadowmoss winds around the Shadowmoss Golf and Country Club along Highway 61, with homes built primarily in the 1980s and 1990s. Drayton Hall Elementary School sits inside the community. Grand Oaks Plantation is one of West Ashley's largest communities, with over 1,480 homes across 11 distinct sub neighborhoods along Bees Ferry Road. Carolina Bay

Master Planned Newer Construction
Carolina Bay was carefully developed by Centex Homes to preserve the wetlands and natural features of the land, resulting in a community of ponds, walking trails, and three swimming pools just off Glenn McConnell Parkway. The newer construction concrete bonds well, but the pond and wetland proximity still creates moisture conditions we test for on every job.

Pierpont

No HOA, 1970s Ranches
Pierpont was platted in 1932 but developed primarily in the 1970s with ranch style homes on generous lots shaded by mature live oaks. The Pierpont Boat Landing on the Ashley River gives the neighborhood its waterfront character and creates moisture conditions that affect garages throughout the area. No HOA means full flexibility on every installation.

Riverland Terrace

Avenue of Oaks
Riverland Terrace was established in 1925 on James Island, marked by the iconic Avenue of Oaks along Wappoo Drive, Fort Pemberton on the National Register of Historic Places, and the Charleston Municipal Golf Course. In 2025, the neighborhood celebrated its 100th anniversary. The Wappoo Creek and Stono River position means moisture management is the defining technical challenge on every job here.

Stiles Point Plantation sits between Harbor View Road and Fort Johnson Road on James Island, named for the 1742 Stiles-Hinson House. Coosaw Creek Country Club is North Charleston's only gated golf community, with over 600 custom built brick homes on generous lots surrounding an Arthur Hills designed course with a four star Golf Digest rating.
