Epoxy Flooring in Daniel Island, Charleston, SC

Daniel Island's Most Trusted Epoxy Flooring Contractor

FlowState Epoxy Flooring installs epoxy floors for homeowners and businesses throughout Daniel Island, Charleston’s 4,000 acre master planned community situated between the Cooper and Wando Rivers in Berkeley County. First developed in 1996, Daniel Island has grown into one of the most distinctive and well planned residential communities in the Southeast, with nearly 10,000 residents, 25-plus miles of trails, eight parks, a vibrant downtown along Seven Farms Drive, and a community culture built around outdoor living. The island’s river and tidal creek surroundings create moisture conditions in concrete that require proper testing and preparation before any epoxy system will hold.

Why Choose FlowState Epoxy Flooring in Daniel Island

River and Tidal Marsh Conditions Define Every Slab on This Island

Daniel Island is bounded on the east by the Cooper River and on the west by the Wando River, with Nowell Creek and Beresford Creek running along the northern edge. The island's approximately 20 miles of shoreline are dominated by tidal marsh and protected wetlands rather than accessible beaches, and that wetland environment creates moisture vapor conditions in concrete slabs throughout the community that we account for on every installation. We test every slab before coating and apply vapor barrier primer where readings are elevated.

We Work With the Newer Construction That Defines Daniel Island

Development on Daniel Island began in 1996 and has continued through the present, meaning most of the concrete in garages and utility spaces throughout the community was poured within the last 30 years. Newer construction concrete generally bonds well, but moisture vapor from the island's tidal surroundings and the island's Berkeley County water table still affects slabs throughout the community. We assess each slab correctly regardless of how recently it was poured.

We Serve a Community That Values Quality and Outdoor Living

Daniel Island residents are active, engaged, and invested in their properties and their community. The golf cart culture, the trail network, the parks, and the community events reflect a neighborhood that cares about how things look and how they function. We bring that same standard to every installation here.

What Daniel Island Customers Are Saying

Rachel T., Daniel Island
"We have a home near Smythe Park and the garage floor looked rough after several years of use. FlowState assessed the slab, tested the moisture, found some elevated readings near the marsh, and installed a decorative flake system. The garage now looks like it belongs in the rest of the house."
Michael S., Daniel Island
"Our townhome on Seven Farms Drive had a prior garage coating that lifted. FlowState identified the moisture issue, treated it correctly, and installed a new system. The difference from the previous installation is night and day , this one is clearly bonded properly."
Karen B., Daniel Island
"We wanted a high gloss finish in our finished lower level overlooking Beresford Creek. FlowState came out, assessed the concrete, and delivered a gloss system that looks outstanding. Professional, on schedule, and exactly what we had in mind."

Epoxy Flooring in a Master Planned Community With Deep Roots

Named for Robert Daniell

Daniel Island takes its name from Robert Daniell, a colonial governor of the Carolinas who held land on the island in the early 18th century. Before Daniell, the island was home to the Ittiwan people, also known as the Etiwan, a native tribe whose presence on the island predates European settlement by centuries. In 1947, the Harry Frank Guggenheim Foundation purchased the island and used it for farming, cattle ranching, and private hunting for nearly five decades. Development of the residential community began in 1996, and the Daniel Island Company took ownership in 1997, guiding a master plan that has since earned national recognition for responsible planning and smart growth practices.

Credit One Stadium and the Charleston Open

Credit One Stadium, a 7,000-seat concert and sports venue on Daniel Island, hosts the Charleston Open, the longest running professional women's tennis tournament in the country and one of the WTA's signature clay court events. The stadium also hosts major concert tours throughout the year. Residents living within a mile or two of the venue report being able to hear performances from their homes, which has become part of the island's distinctive character.

The Daniel Island Club

The Daniel Island Club is a private country club with two nationally recognized golf courses designed by Tom Fazio and Rees Jones, set along the marshes of Ralston and Beresford Creeks. Club facilities include 70,000 square feet of dining, social spaces, tennis, pickleball, saltwater swimming pools, and a fitness center. Residents on the park side of Daniel Island are automatically enrolled as social members of the Club when they purchase their home.

Eight Parks and 25-Plus Miles of Trails

Daniel Island was designed with eight parks distributed across the community, each neighborhood centered around its own park. Barfield Park, Center Park, Cochran Park, Codner's Ferry Park, Daniel Island Park, Etiwan Park, Pierce Park, and Smythe Park give residents green space throughout the island rather than concentrating recreation in one location. The trail network connecting these parks and running along the island's tidal waterways adds up to more than 25 miles of paths for walking, running, and cycling.

The Waterfront on Daniel Island

The Waterfront district along the Wando River is the island's newest and most dynamic development area, featuring luxury condominiums and townhomes, waterfront dining at Kingstide, the Daniel Island Ferry, a community boat dock with valet boat service, and an interactive fountain splash pad for families. It is one of the most active waterfront development corridors in the entire Charleston area.

Permitting Information

Daniel Island sits within the City of Charleston and Berkeley County. Standard City of Charleston building permit requirements apply to structural work. Interior floor coatings in garages, basements, and utility spaces typically do not require a permit. Some portions of Daniel Island may have HOA specific exterior requirements. We are familiar with the permitting and HOA processes for Daniel Island properties and are happy to clarify what applies during the estimate visit.
